The purpose of development for the site at 3 Blaker Road was to regenerate and develop the City Mill Lock island site around the existing Lock Keepers Cottage. The scheme had been developed after extensive research on the City Mill Lock island, the Bow Backwaters from 1755 and the impact on the Olympics until the present.

By developing 
a landscape plan, which identified historic features and past uses of the site, the project aims to break the informal grid of the disconnected island and create a vibrant and formal sense of space for all members of the community.

The scheme looks at;

  • 70 m2 footprint, restoration of the existing Lockkeepers Cottage; 


  • 101 m2 footprint to rebuild two houses of Luke Howard, once belonging to a Victorian chemist, and demolished in 1934 as part of the Flood Relief Act, in a location close to its original setting; 
and,

  • 90 m2 footprint to construct a new Warehouse from building elements in the Canal and Riverside Trust’s Archive. 


The island now is close to completion and will provide a range of highly sustainable residential accommodation. All the new homes on the Island will be developed to meet the PassivHaus standard. 


As part of a design team, FIMA was commissioned to participate in the initial design concept and layouts following planning approval. FIMA also carried out the initial design and technical details.
